Hungary Approves First Real Estate Fund for Guest Investors

The National Directorate of Aliens Policy (Immigration authority) in Hungary has officially approved the first real estate investment fund on Oct 29, 2024, eligible for Guest investor (golden visa) program, since the commencement of the program from July 1, 2024 in Hungary.

The Immigration authority has announced, four other funds will be approved soon.

Foreign investors investing atleast EUR 250,000 in acquisition of investment certificates in the amount, issued by above real estate fund manager, registered by the Hungarian National Bank  will be eligible for 10 year residence permit in Hungary. The Investment must be held for minimum of 5 years to be eligible for guest investor residence permit.

 The Real estate fund must issue investment certificate for at least 5 years, the net asset value of the fund is made up of at least 40% of investments in residential real estate in Hungary.

Alternative investment funds (AIF) managed by fund manager must meet the following conditions on managed assets..

  • exceeds the threshold of EUR 100 million in total (including assets created through leverage), or
  • exceeds the total threshold of EUR 500 million, if the AIF’s portfolios consist of AIFs that are not leveraged and for which redemption rights cannot be exercised within five years of the date of the original investment in each AIF.
